I recently protested 2 rental properties in person at an informal meeting.  The first was a condo that I was successful in lowering about $13,000.  On the second, which is a duplex, it wasn't as successful. I presented my issues as far as repairs go. I was also asked if I paid more for the property than what it was being appraised for. Which I did but my question is would it be rude to not give them that info? I feel that they will base their decision on that info. Also on the comps, there is an identical duplex right next to mine that was showing appraisal $32k below mine. I pointed it out and all she said was, "We'll need to raise theirs next year". Well I know that the person or llc that owns that property  is a tax service. So I'm pretty sure its a case of who you are. She looked at it and said there was nothing she could do from what she was seeing and didn't change a thing! Now I either accept it or set up a hearing with a committee.  I am thinking of hiring a firm to do it for me but I feel that I'm not going to get anywhere with this since I'm a very small dog in a big dog park.  Switching back to the condo, I found out from a friend that owns one that her appraisal stayed the same from last year. Apparently her property was still under the name of the person she bought if from and they are a big dog in the park.  Just gets under my skin. My question is, who do you recommend for disputing taxes, and do you think I have a chance with that other identical duplex appraising $32k lower than mine?

I inherited them when I purchased the duplex and they had pets. So once they move, no more pets. Thanks Michael I will look into that. Yes Mose, I am not going to charge them if they don't stay and another tenant moves in. 

Nathan, thank you for the advice. Yes I was not planning on double charging. I was planning on refunding my current tenant any money that the new tenant would cover if they moved in mid month. I think I'm just going to let them know that they are responsible till end of lease. That way there is no mess with all that. 

Yes in the lease it states that flooring would have to be replaced if it can't be cleaned. I just purchased a neon flashlight to do a thorough inspection. 

Hello all, new to all this and have read lots of posts here. So thank you for all the tidbits. My question is, I have a tenant who's lease is up at the end of June. She was asking about moving out at the beginning of June. I have another tenant ready to take over. So if new tenant was to move in say middle of June, would you charge the current tenant the full amount for june? Also need to address the issue with pets and carpet.  They have a good size dog and 2 cats and a couple of days ago I went by and the pet scent was heavy. I am planning on letting them know they are responsible for either having carpet professionally cleaned or replaced. Please give me your thoughts.

My realtor just pointed out to me that there is a possibility that the seller can sue me. Is that common practice? Is it something I should be concerned about?

yes the location is not bad but doesn't justify increasing rent by $200. I went ahead and killed the deal. I purchased a duplex last month and it's doing much better. Now just keeping my eyes peeled for another investment. Thank you Joe for the feedback.

I am in the process of getting ready to sign on a 2br 1 1/2 bath condo. After crunching the numbers I am in the green about $50. I was going to raise rent $50 after end of lease. What's killing the deal is the HOA. It is high for that area. I am putting 20% down. I am having doubts so I'm asking here how you feel about this deal. I pretty much have talked myself out of it but just need some reassurance.
