@Dominic Licerio I agree with @vi. You should get in touch with the seller and ask if you can keep the contract in place especially if you were already approved. When you get in toych with the seller ask them if it's anything you could do to possible to help them. Think about If you were in that person's shoes what would persuade you to speed up the process.

well if you're only looking to get a general contractor license. it is probably as easy as going to ga.gov and applying for one.

Talk with a few real estate agents to see what's hot and what's not. Then depending on which agent you trust the most, you can have them open up a search for you depending on what type of property (single or multi family) you are looking for to buy. They'll also set the minimum and maximum amount you want to spend and instead of you focusing on one area of Philadelphia you can have to put the search for the entire city and you can go through the search yourself and determine what you like then ask questions. This is what I'm doing now to find my second purchase. Unfortunately, I didn't know about this website when I made my first purchase but you do so you are already in a great situation. I hope this information helps and you first deal is a great one.

that is great congratulations!!! What bank did you use that allowed you to use the rent as income before the purchase? I haven't had any luck finding one. Every bank so far has told me I  have to wait 2 years before I can count the rent as income.
