Hi Dave,
I'm an experienced realtor and rehabber in S. Fl. I'd like to ask you about the areas you mentioned are they also good for fix and flips or strictly buy & holds? My partner and I currently rehab 2-4 properties every quarter locally. We would like to venture into that market very soon. What would you say the average profit ranges are for middle class neighborhoods. .

We use a Jorge Martorell of Fist Construction very professional and reasonable 786-379-9112 tell them Lamar sent you they'll take good care of you.
We use them for rehabs and rental repair jobs.

I am a licensed realtor in South Fl. and have personally completed 17 short sales myself for individuals within the past year and i'm currently working on three more that want to avoid foreclosure.
Some came from DM which I do monthly so do you think that I may be in violation as a licensed experienced short sale real estate agent.
I discuss/inquire all options with the seller ie loan modification, foreclosure, short sale even BK if they qualify.
Most sellers once educated on there options and those that don't qualify for loan modification's choose the short sale option as there best exit strategy. Especially if they want to avoid foreclosure and qualify for relocation funds.
I do not mention foreclosure in my DM but I do disclose that I'm a licensed experienced SHORT SALE Agent and my services are always FREE!

I am a Realtor/Investor in your area and if I may can I add some input.
Credit is good/decent considering the current rental market.
Have you completed a background check?
Verified her employment?
In the state of Florida only ANNUAL leases are permitted. **
Last if you were my client I would say that she cannot afford the monthly payment. Why?
Her income is less than 2.5 X the monthly rent of $1,600 which= $4,000.
3X would be $4,800
Your prospective tenant's total income is only $3,300. I've learned if they start out struggling they'll always struggle and never be able to catch up. Just my two cents.
