I was thinking about using a HML ( my 1st time ) for my flip. It really is coming down to a last resort. So I've been trying to check them out. I haven't found anyone here on BP that has used them before. Recently I asked him for references and he said that he was unable to provide any!!!

He said the investors he worked w/ like to remain anonymous and don't want there information shared.

I did see that his LLc is registered w/ the state but that really don't mean much.

He hasn't asked for any up front fees and appears to be local in my area.

My natural instinct sends up red flags. Being that this would be my 1st time using a HML does that sound familiar/ normal to anyone?

He refers me to his website to see the pics posted of investors he's worked with before and after projects..as if that's a reference.

(Hell,, anyone can create a web page these days)

I think I know the answer but should I run away?????

I agree and I'm aware of the point of view.

Honestly I do have another tenant that is also qualified to choose from, but this lady applied first and as I was mentally going thru my options

I have a unit advertised for rent.. this applicant checks out as well as to be expected but my concern is that she uses one of those walker/sitting chair thing-gies ( sorry, that's my best description)

well my unit is on slab and don't have any high steps or stair areas but I don't want to open myself up to any of those (I've fallen and can't get up) type issues.

I currently do not have grab bars in the restroom or any other place on the property. I was not advertising the place as ADA housing or anything she just applied.

She appears to get around just fine without in the house and she says she only use the walker for long distance walks.

What do you think? ,, Would you take a chance on her?

I found a hard money lender advertised here on BP.
Has anyone used these guys before or do you have any reviews after speaking with them?

Yes I have begun my search for a private lending. I didn't want to go this route but time is winding down I need to close this thing.
