No, I was originally looking for a way to pass this HOA on to the tenant since it was including most of there utilities, but I do understand what you are saying. My area wouldn't allow me to rent at a higher rate including those fees. So I would have to reduce the amount I was looking to get for rent thus giving me little to No cash flow.. NOT what I'm looking for!.

( The Monthly Hoa Fee Of $188 Included: Cable, Water, Sewer, Trash Pick-up, Exterior ( Insurance And Maintenance, And Use Of Pool, Tennis Court, Gym, And A Club House.

You were on track, it appears that most people are charging less for rent and including the $188 HOA fee ( found out this is the new rate not $218)

I continued my research and lucked up on finding the president of the HOA, He just filled me in on lots of info concerning that unit..

Turns out the owner has approx. $4k in delinquent fees and fines pending from the HOA and still has a tenant living there that he is collecting rent from while this place is being foreclosed - (will be sold tomorrow on courthouse steps) Unit will also need repair work done and 2 years of delinquent taxes still owed and a few other things.

Wow...  I think I will run away from this So-Call Deal..!!!

The big lesson here for me is to keep doing your due diligence until all of your questions have been answered and verified.

It's a big mixture in this area owners and tenants, so far the 2 people I spoke to were owners. The office is closed this week, but hopefully today I can get that info. from someone.
