This was a good story!! My favorite part "Don't pay any guru thousands of dollars". Those guru are primarily out for themselves. Find a real Mentor, one that cares. My mentor, Big Paul, is great. I found him at a REIA meeting in Waldorf Maryland.

I'm a grinder...You right, maybe my timing was off but I'm pushing full throttle.  I'm so excited pursuing my goals that I can't wait for the experts (starters) to coming back from vacation...!!  I'm willing to take whoever is on the bench...second or third string.  I didn't even get anyone from the practice squad to reply...but I'm glad I did an update so that everyone knows my standing.  When my next deal happens I'll keep that in mind.

Now this is the type of feedback that I need.

Though it was my very first post and I'm relatively new, it does sound confusing.  Nevertheless, I apologize for the confusion and now know fully in which direction I'm taking for this property.  This will become a fix and hold verses a flip.

The Market Rent is 900 - 1300.

It's in Lexington Park, Md. - Here is the property

I placed an ad with pictures on Gosection8 and Craigslist with the rent at $1200.  On Wednesday, I received 2 emails and 2 phone calls requesting to see the property.  Wasn't expecting traffic over the holiday weekend but that shows potential for the area.

UPDATE:

Though I didn't get a response from anyone...I'm not going to let that turn me off from conducting business and being a frequent blogger on BP.  I've decided to go into my own 401K, good to Navy Federal and get the money that I need to fund this deal.  It would have been nice to near from someone at least say no and why.  Just to have something to build on and continue my hope in the BP community.  

Regardless, I'm not going to be stopped and these area the type of experiences that I need to continue my growth.

I'm new to Bigger Pockets...KINDA.

I've only been active on the site for a short time but I never introduced myself.  I've been reading and learning a bunch but haven't been able to really network with anyone on BP.  I listen to the podcast and I hear people making connection.  I just don't know how to make connections with people.  So let me introduce myself, 

- I'm new to REI

- I purchased my first Property on Auction/com Here is my first Property!

- Financing it is a PAIN without good credit or ways of getting cash (Trying to get it financed now)

- I'm leaning the hard knocks about Real Estate through my mistakes and others mistakes on YouTube.

- My goal is to show people that BP, YouTube, Reddit and REIA meetings are all that you need in this business as a beginner. I want to prove that you don't need to buy an EXPENSIVE overly price programs.

Maybe this will help so that people know that I'm a real guy that WANTS to make this business happen for me and perhaps a partner!!
