My LLC is under contract for a 54-spot RV park in the Texas Hill Country. The seller financing fell through, so I'm looking to raise a chunk of funds in a short amount of time. This is a classic value-add and flip opportunity involving an owner who mismanaged the park and ran it into the ground since he bought it in 2021. This is a turn-key deal — the due diligence is done, the investor term sheets with business plan is prepared, I just need to raise the remaining funds in order to close (minimum $50,000 investment). The hold period is expected to be 3 years or less. I have a mountain of data and I'm happy to discuss the opportunity with serious investors!

What's the best place to find investors for RV parks? I'm looking for accredited passive investors (minimum $50,000 investment) for an RV park in the Texas Hill Country. It's a 2 to 3-year value add deal. The property has been mismanaged and just needs a little TLC to flip for a significant profit.
Perhaps the BP community is enough to get this done, but any other suggestions are welcome!

@Gregory Greene The larger metros (Dallas, Austin, Houston) would be difficult to find cash-flowing properties. I've done real estate work in all of those markets, and it's only become more challenging. West Texas has several growing markets that have diversified economies that are "insulated" from market fluctuations. This includes cities like Lubbock, San Angelo, and Abilene. I'm a commercial agent in Lubbock, and there are cash-flowing opportunities available here. It's still highly competitive to get an accepted offer, but it can be done!
