@Charity Johns - Barksdale Air force base is near there, in Bossier. Military individuals get a housing stipend. Maybe you can find a house that would accommodate those folks.

Thank you that is a great strategy. I will look in to that. I wonder how I would structure the rental agreement in terms of them possibly being deployed at any point.

I am currently looking at buying property in Shreveport Louisiana. I have family there But have been doing research on that market, and they high crime rate, low employment rate, and a population decrease. Has anybody had decent success there? if so any advice?

I'm looking at acquiring an investment property in Shreveport Louisiana. The challenge I have run into is the price and rehad are around 40k. It should bring in about $650  to 660 a month gross. But the numbers don't work for the private lending companies I have talked too. So I thought about going the bank route. Do you have any suggestions for investor friendly banks in Shreveport Louisiana?

Hello I have a few questions about raw land please excuse me if they seem quite ameture as this is my first land deal. I am in the process of wholesaling raw land about 100 acers but wanted to know the steps and any information developers look for to see if raw land is worth building on. I am familiar with road access, utilities, and a survey but dont know what other steps the process intails. Also what would the process be for a developer to see the land is worth purchasing  if the survey is over 10 years old, there is no road access and very little paper work on the land?

Thanks in advance

Thanks Kenneth for the info. I will look on BP and my local REIA along with meet ups.

If I don't have much experience, but I were asking you for funding, what would be the kinds of things that would make you feel comfortable enough to invest with me.

Just looking for ideas on how to speak with private money lenders once I find them.

I am looking for private money to find my deals. I am sure this question has probably been answered 100 times. But how do I go about it. Any suggestions would be appreciated 🙂

thanks for you time and help.

Hello,

I just found a tired landlord in Shreveport Louisiana that is wanting me to take over his payments. I have never done a subject 2 out of state before. And I am still kind of new overall to the process.

in Texas we use a trec to buy all our sub 2s but I wasn't sure what contract would be appropriate to use in Louisiana? the Lrec? Also does anyone know any subject 2 investor  friendly title companies in Shreveport?

thanks in advance

Hello, I have been trying to find a solution for this property so any help would be greatly appreciated.

I have a property under contract, in palistine texas, that the owner bought at a tax sheriff's sale. There is still one year left in the redemption period. I cannot get title insurance until the redemption period is over. Any suggestions on how I can still effectively wholesale this property??
