Post: Door Knocking First Time! Pre-Foreclosures

Hey BP family! Okay so today was my first day door knocking. My second door the lady was really interested in the options on how I could help. This is her scenario (let me know if you don't follow I'm so confused) The Ortega's bought the home their names are on the deed and note. They sold the house to a guy (she didn't know his name). The guy then sold the house to Veronica (who is in the house currently she answered the door). The guy died. Veronica told me that her name is on the deed once the guy who died sold it to her but the note is still in The Ortega's name. Veronica stated that she has reached out to the The Ortega's but they want speak to her but she did sign the papers when the guy who passed sold it to them. On the pre-foreclosure papers the guarantors is still in the name of the Ortega's b/c they are still on the hook for the note. I have two questions. 1. Is it any Strategies that I can do to help in this situation? 2. Did the Ortega's do a subject 2 to the guy who passed ? I'm so confused and my head hurt thinking about this, but Veronica also told me they told the Ortega's they could give them money to keep the house , but she said they told her no and now they won't return her call. She has an attorney now. All advice help is so appreciated ! Thanks !

Jim Wilcox correct! That's what I was saying to answer his question about getting an LLC right now when he just got started in REI. You don't need one.... I'm getting one later on after I do a few more deals.

Upwork sounds great! Today I was looking up VA and came across Fiverr its a website for services etc. that you can outsource (VA, marketing, lists, logos, websites, social media branding etc)

I'm new to Real Estate Investing as well... haven't setup an LLC yet. Every mentor and or coach I've met at my local REIA tells me to get a few deals first (I'm wholesaling fist to build up some confidence, capital etc.) then I'll do an LLC etc. I went a few weeks ago to do some marketing to get some leads got a few calls my first appointment tomorrow I'm going to try and get this deal closed... do it a few more times then get my LLC etc. Good luck !!

Ryan Dossey Thanks for the advice ! The seller hasn't listed it yet. I found it by just driving for Dollars and took a chance by sending a letter to them. His motivation for selling is that they need to downsize b/c it's just him and his wife and they already have another house. We ran "comps" last night for the area. He did tell me that he owes $80,000 on the mortgage. It's a child support lien on the house $5,000... but he looking for $170,000. I didn't make an offer yet but I did tell him as an investor I don't buy properties at retail price etc. and he said he was fine with that he just doesn't want to deal with a realtor. In the area the high comps and low comps numbers I think we can work with, but we will see what he says on a Tuesday. It's my first call back/ first appointment so I'm nervous, but at the same time I'm not going to go over the 70% ...I been reading a lot about making sure the math is right etc.

Hey everyone ! I'm new to wholesaling I sent out my first direct mail letters to houses that I saw while D4D! I have a spreadsheet set up with address, owner info, notes etc. This house in particular that called back had a FSBO in front of it... I've seen on some of the forums that wholesalers will attempt to do these , but mostly it's the boarded up, vacant, absentee owners etc. My question is can I try to get this under contract if it's a good deal and find a buyer ? Do wholesalers typically shoot for the FSBO houses or pass? He sounded motivated b/c he said the house is too big for him and his wife and they already have another home. He was just making sure I wasn't a realtor b/c he wanted to avoid commissions etc. (his words). I scheduled an appointment for Tuesday at 1pm. I'm nervous as heck lol. Any advise or tips would be helpful guys! Thanks , Porsha
