If they are asking for all these upgrades before they’ve paid you a penny, I would love to know what they would want in exchange after a month or two of paying your mortgage. 

Sounds like a bad tenant story waiting to happen!

No sense in entertaining this situation any further. I would pursue other qualified tenants.

Personally, this doesn’t like the right deal for your buyer. I would persuade him to steer away from this property and find him something that is better suited.

I personally wouldn’t be able to answer your question until I knew a lot more about the property, such as:

1. What city is it located in?

2. What condition it the property and unit in?

3. Is it a single family home?

4. Is the property under ‘rental control?’

5. How long have the tenants been occupying the property?

Rent control restricts the ‘free market’ of real estate. Affordable housing is an issue in CA and the government is making landlords pay the price for it. 

The HCDLA 2-5 year inspections in SoCal that happens typically once every 2-3 years in rent controlled areas is just another way for the government to pump money into the city. These ‘inspectors’ typically issue infractions on items that requires a landlord to pull permits for no good reason.

It’s not fair.

I call his bluff and show up anyway. Not sure if it’s that serious to serve a 10 day. But personally, I would try to work with the tenants to make showings happen around a schedule that’s fair. It is after All Valentine’s Day.

In my humble opinion, if you’ve waited 49 years, might as well wait another few as we are somewhere near the top of the real estate cycle. I cannot predict a crash, but history does indicate we have some sort of a correction expected. 

If your eager to buy: go for it. As long as the numbers make sense, I’m not opposed.

If you accept a payment during an eviction process it voids your unlawful detainer.
