Seeking a second and third opinion may be best in this situation. 

I wouldn’t disclose to them any subjective opinions you were previously given, but rather wait to see what they conclude themselves — simply give them some prelim information on the problem you have.

Pay the buyers rent through escrow before close or offer an incentive of some sort; consider putting this in the sellers notes or disclose when presented with an offer.

Legally is the best approach. 

Either you evict them with good cause, attempt a cash for keys or consider relocating him/her with an associated cost.

Whatever you do, follow your local laws. Most states/counties are tenant friendly so you don’t want to end up in hot water.

Maybe if you take a second and share a bit about your story, the group can give you a little bit more guidance.

I absolutely would not touch the cabinets or the applicants — everything looks clean. At most, as @Scott Mac said, drywall the vent for sake of aesthetics.

I am unaware of either website, but I would assume that there will naturally be an up-charge for the services they provide. In that same vein, the city is slightly difficult to navigate in LA, as it may take some leg work to get things sorted out. If your willing to put in the time and effort, it may be worth it. Otherwise, your best bet is seeking a third party company to get you from start to finish.

I would start by reviewing the tenants lease to see exactly what the terms are that you will have to assume for his management services and if in fact you would he required to grant him 6 months before terminating his rental agreement.

Also, in the event you own the property and if in fact the tenant does successfully put a lien on the property during your ownership, you would need to have a court order to remove it. 

If you are interested in moving forward with this deal, maybe seek legal counsel on how you can protect yourself now, to better prepare for the future. 

I will add: everything is fixable, but it comes with a cost. If it’s worth the headache, move forward.

I wouldn’t show the unit until it’s rent ready. In areas like Sacramento, you can rent year round without any major issues. 

Properties that are newly listed will typically carry the most steam, don’t chance it on losing potential tenants.

As a fellow Trojan, I’m going to highly urge you to pursue your education either in the medical field or other as you pursue a career in real estate; don’t let your degree go to waste. 

Where you start will depend on personal goals — either location can yield a lot of potential assuming you have the right tools and surrounded by the right people.
