I was under the impression you lived local. But in either event, I would just hire a pest control to spray the premises for a low rate and I would notify the tenant that they'll be responsible moving forward as your doing this as a courtesy.

If you feel inclined, stand firm on your beliefs. Sometimes, especially with good tenants, it’s not worth the drama for me.

Push your realtor to collect on the money. If not, send a demand letter to the broker and seller. Also, inform the broker you will report him to the board and if nothing comes of that, small claims court.

I don’t know if it’s not common, but I suggest going through escrow next time.

Shop around, find a reputable attorney and file an eviction as soon as possible.

My suggestion: “simply grab some wasp spray....use it...and move on.”

In the event you get a judgment against the tenants, I promise you that collecting on it is going to be extremely difficult. 

You may find it to be worth the headache, and in that event I say more power to you.

I would personally be happy that the damages aren’t in the several thousand dollar mark.

Well, I would go about it exactly as you are. I’m simply suggesting that offering money out of pocket would be a last resort. Free months rent is something I wouldn’t sweat — which I’m sure your not. 

I’m not sure where your property is located, but if it’s in Los Angeles, you are in a tenant friendly county and whose to say what the judge may award the renters with. 

I would try to avoid litigation and court proceedings at all costs. It seems like your tenants are trouble waiting to happen.

If they hassle you, offer them some money to leave. Of course, this would be an absolute last resort. You don’t want the tenants to feel like they are in control of the issue because they might take you on a financial ride.

 IMO: Salvage the current floor; it’s a detour from your original plan, but it’s one that’s well worth it. 

Your floors look to be in pretty good shape. With a little bit of elbow grease, it’ll look spiffy!

It may not be a bad idea to do a joint venture with a few locals just to scale things up and track the process. It’ll be good education for everyone involved.

I would definitely be open to the idea.

 This deal doesn’t sound good with all its issues.  If your confident with the comps , maybe partner with a investor and flip this to make a decent profit.

 Sometimes there’s a reason why property owners are willing to offer seller financing. I would personally just walk away from someone else’s headache, but that’s just me.
