You can try to seek the assistance of a debt collection agency, but in reality you won’t see even a penny from this.

To answer your question: no, just because you waive your inspection doesn’t mean you eliminate your right to investigate the properties finances. 

Although I agree that on a 3 unit property you will be hard pressed to find a P&L, I would recommend you still look at 3 - 6 months of utilities bills, rents collected, lease agreements and insurance premiums.

With the above information, you can get a good feel of the income it generates and the overhead associated.

As for waiving the inspection, I’m not sure if that’s a good idea. Plus, LA is a hot market, ‘low ball’ offers are typically ignored unless the property has bee on the market forever or its in the absolute ghetto.

Personally, I would figure out its true value which can be done through a reputable realtor, if I can sell it at about what I purchased pre-crash, I would dump it and reinvest the money in something that makes more sense.

Let the ‘pet fee’ go, but be particular in other areas so you recoup lost money or reclassify the cleaning fee.

It would be unfair that you eat the cost. If you leave out the ‘pet fee,’ you can avoid a costly lawsuit and only deal with a small claims case in a worst case scenario.

In the event your state allows one to garnish wages, it’ll be extremely difficult to do so. 

Find a collection agency that is willing to take on your judgment for an associated fee.

Don’t hold your breath, as collecting on this money is going to be extremely difficult.

Two things come to mind:

1. Buy the lot from the owner.

2. Get an attorney involved. 

Either the above, or you wait things out and see what comes of your calls. Your in a tough spot.

It seems a little high, but it depends on whether they are replacing both the ceiling fan and garbage disposal as well since that can run about 100.00 - 150.00 in itself. 

Maybe consider just getting quotes for labor and you can buy items second hand from online if need be. 

I will say that in hot markets with a lot of OOS investors I am hearing a lot of markups because of the demand.

At a price tag of 750K, it’s going to be extremely tough to convince a property owner to finance you with no skin in the game. 

As a buyer I would try to figure out what his ultimate goal is and how I can help him. 

If he’s looking to cash out on his equity, you are probably wasting your time here.
