I have the shipping and envelopes figured out already, but I’m looking for the best place to get yellow letters printed?

I am under the impression that if you are acting as a principal in the transaction, you do not need to disclose you are a realtor. 


If you are into resale or considering wholesale, it will need to be disclosed.

Your letter should convey why they should sell it to you!… If you simply say : I want to buy your house all cash, and I can close in 7-10 days etc etc… that is not relatable or seems like every other letter/postcard they have received, and believe me …you are not the only one they will have received a letter from.

This is why folks don’t receive a great response rate. After you get your first call, ask them what in your letter made them call you...learn what works, and if you are not getting the responses you are looking for, then you must change the way your letters are being received

 Deal Machine seems promising. What are some pros and cons you can share - they look to have a streamlined, up to date portal.

That’s an excellent idea and it’s something that crossed my mind. The rep I was using passed away from COVID and his company dissolved. I currently have no active relationships with title reps. 

in the past I’ve used postcards, mailers and the cost was bundled together so I never needed a list. The few times I have for a small area, I turned to list source, but I’m trying a bit of a different campaign. 

Appreciate the suggestion.

Licensed agent looking for a mailing list to farm a specific zip code for high end properties. Haven’t done this in awhile. Got my ‘yellow letter’ figured out. Postage is squared away. 

Any cost effective alternatives to List Source — trying to find a better deal on mailing addresses.

Start documenting any warnings in writing. Communicate with him in writing. See if you can bait him into admitting fault. 

You can evict on grounds of lease violation or disrupting the peace. This process is typically long and bumpy. If you can offer him money to leave, it’ll be in your best interest — to the tune of up to 1K as an eviction won’t cost you can’t less.
