Use that 4,000 as a tax deduction this year and never look back. 20 years ago I paid a couple hundred dollars for "Carlton Sheets" program - which my inv. partners still tease me about today.

That was 20 years ago! They still tease me!

Books should be your only expense for RE education. There is so much out there to read and learn.

Read the book "think & grow rich"

Write down your goals, and read them twice a day. Build a business and focus on your goals.

Find the one thing you can do each day to get you toward your goal.

If it takes you 10 years would you be dissapointed?

Use your VA loan. It's a no-brainer.

Buy a duplex or triplex.

Learn the business.

Sell your condo if the HOA is detrimental to renting it with positive cash flow.

Use the BP calculators. Never go off the cuff.

If you make some money on the condo, pay off the debt

Mechanics lien. They want to be able to put a lien on your property. The lien will be easier for them to execute on an investment property.
