Veterans "rough" estimate numbers based on the following items: experience, knowing a market, understanding average costs to rehab specific types of properties & the time factor of money - holding costs (quiet costs) etc.

Unfortunately experience takes time, work and some ups and downs. If it was possible to go from step 1 to step 100 without the learning curve this would be an easy business.

- it isn't. Roll up your sleeves and dive in.

20K in the rust belt might be a thing, but in MSA markets or the coast, it won't get you far.

Agreed that there are a lot of people running interference in the market at the moment who can't close a deal, but with the next market hiccup they will go away.

Wonderful post, thank you for sharing. Very inspiring, thourough and detailed. You sound exhausted. Taking time away from something isn't a bad thing, and as you said the well seems dry. This market is frothy and you are sitting in an advantageous position at the moment.

Maybe take a 6 month break. Shut the computer off and focus on family and health. There is no point to all of this if you tip over at 56 from a heart attack.

There is no finish line. Time is your biggest adversary now. Spend it with those you love.

Find an investor looking to offload properties.

- a word of caution though -

Don't buy a deal because of seller financing. Buy a deal because the numbers work, you have diminished risk and the property is a wise investment.

The VA I'm interviewing today spent 25 years as a CPA, it's the RE side that will be difficult with him.

Can you tell me more about the VA firm you refer clients to?

Thank you @Paul Martin, I've been focusing on offshore VAs for cost reasons, but finding that many have little experience.

I would find another Realtor. Maybe one who has experience with small MF properties and can help you problem solve to accomplish your goals. Not change them.

55+ Condo community sounds like you would be cutting your teeth with pudding. Go get a duplex or triplex that needs to paint and some TLC and get after it. You can probably find an investor friendly realtor in your area on this site. Good luck!
