@Ronnie McClain there is a monthly meet-up here in Houston that runs typically the first Thursday of every month in the evenings. We get together informally to talk, network and discussions about deals happens on a regular basis. If you are looking for a more relaxed type of crowd, that would be the one I would suggest. Just look for the announcement on the meet-up page and it will give you all the info. Plus you can connect with me and I can keep you in the loop in case you can't find the thread.

 The best advice I can give you being a newbie myself is to start networking if you have not already done so. Get to know other investors in the area because honestly they might become your buyer in the future or a partner. Also look on the site for the monthly meet-up event that goes on every month, typically the first Thursday.

Other than that, keep reading, keep working and keep motivated. Wish you the best and congrats in advance on graduation. I'm a teacher and it's always good to see the younger crowd not only finishing what they started but having a plan when they get out. 

@Sonny Ngo I am a vet and I'm thinking about using the buy a multi-family and live in it strategy. I am not sure this would be a good choice but it seems like a sound approach for a newbie like me. I am still working on putting together a down payment (not sure it would be needed if I use VA) and wondering if it would work to partner with a buyer to do a flip on a multi with me as the end buyer. Any suggestions on how to make that all work out or steps to take to make it a reality?

I was in a training seminar a few weeks back for one of the guru companies (won't mention who) and they showed us a video that I think is good to share with others. I am a teacher and I will be sharing this with my seniors the first day of class to set the pace for the entire year. The question that is asked in this video is "How bad do you want it?" and I think as investors and newbies (like myself) it's imperative that we have the right mindset before we get started and understand the "why" we are doing this. I hope you guys get something out of the video and if it helps one person I'm happy to spread the message.

Hey @Eric Espinosa welcome to the site. I'm not sure if you are busy tonight but if you are looking to meet some like-minded investors and newbies there is a meet in midtown tonight at 6:30. The venue is the 3rd floor in midtown and if you want more information you can go to the network tab and click "events and happenings" and look for the post on the Houston meet up for the address and more info. If you can't make it tonight no worries they hold a meeting every month during the first Thursday of each month. Hope to see you there and good luck with the business.
