in my area, duplexes & sfr cost about the same but the income from the 2 units is much higher. You will find better returns with the duplex.

some cities have limits on the amount of people who can live in a certain size apartment. You might be able to work this to your advantage.

How about setting up a bank account, funding it upfront, then use it for outgoing and incoming money

I'll third that about the cap rate. They are right. You should feel much better buying at their caps than yours.

I usually make a simple, one page lease renewal that refers to all terms of the original lease being the same and included. The only change is the rent amount is adjusted upwards. It also usually becomes month to month.

I know private and HML do short term loans to have permanent financing put in place by a bank after rental is renovated/stablilized.

Do private or HML also provide permanent financing such as a 30 year mortgage. If yes, what are the rates?
