First let me let you know that's not your fault. Maybe you are thinking you could have been harder or softer on them then somehow this would not have happened. You can't help it, people are who they are and you got a guy who is just treating you and the situation this way. I know people say that evicting someone is a pain, that can take a really long time, but ultimately the law is on your side. Go ahead and start the legal process you'll get through it and you'll be better for it as far as dealing with this business of yours goes. Some may be able to walk an easy path with tenants for a long time and eventually get blindsided by someone like this. I think the sooner it happens and you deal with it the better. You'll have that experience in your back pocket and you know how to handle it going forward. Good luck.

Welcome my friend. My sense is that Lehigh Valley will have lots of good opportunities for buy and hold. My sense is that the ratios between rent and prices will be very good. A lot of nice downtown type areas that should do very well. I'm from northeast New Jersey and I pass through your area a lot. Where I am, the prices are very high and its hard to find good rent to price ratios out of the gate but it think you're in a fairly sweet spot so go get em. Keep us posted on your success.

great question. I have thought about this since my basis is buy and hold with some rehab for renting. You and I are pretty much in the same area. 

If you are young and can move regarding family and work then I would have some fun with it and move to one of these places where there is a fertile ground for your type of real estate investing. Listen to Leon yangs podcast. Not saying Vegas has to be your choice but he went through the same thing you are considering.

HI Glen and welcome. This area is very tough for buy and hold for all properties. Especially single family. The ratios of rent to price will not let you go out and simply buy and hold in good areas like others on the site who live in other parts of the country get to do. I started having this realization about 4 years ago.  Yes you may need to go into rougher areas or transitional areas. Also look to buy in ways other than mls. The upside is there is better appreciation here than in those other parts

how can there be a current rent and not be occupied? Do you mean market rent?
