Greetinfs!

I am slightly confused on how the BRRR strategy can help out in my investing needs.

I recently purchased an investment property for $23,000 in cash. It was appraised for $42,000. I have been hearing non stop about a particular investing strategy called BRRR!

Based on the information given, could someone elaborate on my next steps as it pertains to using the BRRR strategy? Also, if possible give pros and cons.

We recently purchased our first primar residence in Tallahasee, Fl. We are looking at purchasing an investment property from our home state of N.C. Located in Fayettville. 

Is it possible to acquire property this soon after taking a mortgage loan?

If yes, then what is the best route?

Can I purchase property in a state that I am not currently living in at the time?

We had our realtor chose this location for future cash flowing opportunity. Just want to make certain Im handling this deal the same as "you" professionals.

Feel free to recommend any great reads for beginners as myself who are taking the same path as I am. Primary residence then rental property...

I just reviewed my loan estimate and noticed I'm locked in to a 15 year term @3.625. Huge miss on my end but I'm learning. 

Do you believe it is to late to ask for a 30 year term at that same rate? Seeing as though I am less than 3 weeks from closing?

I am new to this so bare with me...

Currently buying a home worth 90,000 @15 year term. My family and I are using this home as a primary residence as a buy and hold. We have the ability to pay it off in 5-7 years. With hopes of using it as passive income in the future.

Am I on the right track in suggesting to pay this home off prematurely?
