We are looking at a house that has a lien on it from two code violations. One of the violations, renting without a license, was complied with, the other was for an unpermitted add-on. The previous owner did a bunch of work to correct these things, however when the code inspector came out he noticed a few small things such as painting, some wood rot, and a retaining wall that needs to be fixed. It looks like the lien started on 2/6/15 at $100 a day, and then stopped on 12/4/15. We've been told that once the house has been rehabbed we could go to the magistrate and make a case for repairing the whole house and the lien could be reduced to less then $5,000 for administration fees. Has anyone dealt with anything like this?

We are looking at rentals out of our area. We've found some that are currently occupied that would generate a good cash flow, but we don't know the area very well. For those of you that buy rentals out of your area, how do you go about doing it to make sure you're making a good decision? Some of the houses we've found are being sold in a portfolio with seller financing. Should we contact a local PM and/or realtor to look at the houses for us? All tips and advice is appreciated!

I have found 2 multi family houses that I am interested in putting offers in for. I know it is highly unlikely, but what contingencies should I include in case both are accepted? I can only afford one or the other but I don't want to miss out on an opportunity by putting off an offer on one. Any input is greatly appreciated!

I have found a 3 pack of houses that look very good when I run the numbers. If the conversation with the current management company goes well tomorrow I want to put in an offer. Do I need a realtor to do this or is it something I can do on my own? The seller is using a realtor that I have been in contact with regarding the properties. Thanks!
