Hi My lease states no smoking. the Tenant lives below me and is moving out next week but I smelled marijuana and was having to use my inhaler more and found out the reason. How much of security deposit can I keep?

He has paid but very loud and his lease expired in August. I served on 9/3 intent to occupy and 10/19 unlawful detainer and he agreed to move and signed paper work to be out 11/30 but then he said could not move to get into place till mid January. I told him no extension this time and agreed to be out as says he cannot have eviction on his record. I intend to use the downstairs so that is why i can evict per moratorium and he is working and not affected by covid.

My tenant lives in downstairs part of my house. I have been struggling to get him to leave. He comes up with every excuse. He even signed he would be out by 11/30/20 after I extended from 10/31/20. However then he extended again. I already sent intent to occupy (60 day notice) on 9/3/20 and Unlawful Detainer on 10/19/20. What is the next step? Can I now file with the court. I don't want to have to serve him again as it is $85 each time.

I was wanting some advice. I had processor deliver the intent to occupy 60 day notice end of August.
I followed up the other day with tenant and he said he needed more time. I said no-we agreed 60 days and you were given paper work.
I contacted a lawyer on Legal Shield and he said I have to wait till 10/31 to file unlawful detainer which I guess has a lot of steps.
Anyone have recommendations or been through this before?

I contacted lawyer through legal shield who advised I could do this but you have to give 60 day notice in Washington. I am worried he will trash my place if I give him the letter. So not sure what to do? I just don't know what to do now.

I gave non renewal and he still insists on staying and going month to month but will see as I have a call into Legal shield to see. I plan to do addendum to lease as well and say no over night guests but not sure how to enforce it with Moratorium.

I ended up purchasing Legal Shield as cannot get this tenant to leave. Lease would have ended 8/31 and initially he said he was going to look for another place but then stated he wants to do month to month. I am currently trying to file intent to occupy. Has anyone had experience with this? Also if his lease ends, he will need new lease so I can addend no guests overnight???

I am counting down till end of Moratorium. Lease ends 8/31/20. The tenant has 2 daughters.
Often does not watch them. they have thrown rocks and peed in my yard. I live upstairs and it is private entrance through side yard.
He has his girlfriend and her 2 kids staying there and lets them stay all day while he is at work. They are not on his renters insurance. I already brought this up to him but he continues to do it. I cannot do anything until Moratorium ends on August 1. Good news his lease ends on August 31 anyways and he is looking for a place. In meantime he wants to come up and do laundry so basically I am granting his girlfriend not on lease and her kids to come upstairs. I am not comfortable with this. I plan to not allow him to come use laundry as long as extra people not on lease are staying. Not sure what else to do? If I send him failure to comply or vacate in 3 days once moratorium over, it could enrage him more. Not sure what to do.

So my tenant's lease ends 8/31 and moratorium ends 8/1 at 11:59 pm but if extended I am screwed unless I can give him 60 day notice to occupy or sell. I contacted lawyer who says he can write letter for $250 ad $70 to deliver but I am wondering if I should just write one myself. The problem is he returned my letter unopened. Rent is due tomorrow but he has a job but thinking he will try to not pay using COVID as excuse. Can he stay beyond his lease date? Moratorium may be extended as it was in Oregon. I live in Washington.
