@Samuel Coicou Nope, Bigger Pockets has their own podcast that is completely free. I believe you can listen to them on the computer or on your phone. I listen to them on my android phone through an app.

I am not a wholesaler, but I would suggest finding wholesalers near you and offer to bring them deals if they will show you the ropes. 

If you haven't gotten to them already, I would suggest listening to the podcasts. They are an amazing source of information.

@Michelle Elsaid I have wondered this question as well, and have seen a lot of discussion about it on the forums. I would suggest talking with a real estate attorney just to be sure of the laws in your state. I know I wouldn't want to be stuck with old tenants not knowing what the seller's policies were.

Welcome to BP! I am also a college student venturing into the world of real estate. The advice given is really awesome, and I would add that doing a lot of research about real estate in general and your market will be really useful.

Older newbies may already understand the ropes of buying a home and everything that goes along with it. Being young I am forced to learn this at the same time as investment strategies (not that that's a bad thing).

Welcome! I am also a student at CMU and looking for other investors in my area to serve as a mentor type of relationship. 

From what I have gathered, going to meet ups is a good way to meet other invesors. I haven't found many investors from the area on BP, but if you know of any landlords in the area you could try to see if they have a website or find their contact info.

Depending on the type of rental properties you want, you might consider meeting with the many apartment owners in Mt Pleasant to pick their brain. They could likely refer you to other investors in the area. If you or any of your friends rent houses the owners of those properties would likely be willing to share information also.

My question to add on to this is how do you find out the class rating of your area? Is it a general rule of thumb, or is there a specific way to tell? I am new to real estate and also young so I generally don't have a grasp on how good or bad an area is comparatively.

Hello All,

I am currently preparing to jump into my first deal. Background info: My boyfriend and I are renting one unit in a duplex property. We have created a fairly good relationship with our landlords and they have mentioned being willing to sell the property to us. We are looking at buying it using seller financing/land contract. 

I am now at the point where I have done the research I can without having met with the current owners to discuss details. I have a general idea of some of the things I should ask them going into the meeting, but I am curious as to what types of things other investors ask when going into meetings with sellers?
