I am a student at SFA and am looking into getting my first property soon. Is there a certain niche you would like to get into? Are you wanting a property that is move-in ready?

what're your investment goals? I'm out of Nacogdoches

@Alexander Straffin You've got a couple of options here and I'm in the same boat as you for the most part.

You could go with a hard money lender however they will charge you a massive amount of interest (12% from what I've usually seen) until you can refinance and get your money back. 

You could also try and use seller financing if the person selling the property owns it outright, which is how I'm going to try to make my first purchase soon.

I love creative financing and my friends make fun of me for coming up with new methods for fun while at school but I'm a nerd at heart.

@Curtis Bidwell I didn't intend to discriminate, but rather pose the question of at what point would you consider yourself personally to be over-leveraged? 

In my scenario I was thinking of someone who has 30 properties all on their own, and if for some reason 30-50% of their occupants vacated then they would be left with a bunch of mortgages they couldn't pay.

Out of curiousity from my previous post (https://www.biggerpockets.com/forums/311/topics/34...

I figured I should ask this. How many properties do you all own fully compared to leverage/finance? Do you believe you can ever over-leverage? Obviously while you're young it is a good thing to do, but I don't think someone who is 65 should have 30 leveraged properties all on their own. 

Any thoughts?

Awesome well I may be looking to invest in that market in the future, especially if they hit those numbers... Saturated markets just scare me
