Cornerstone is my usual go-to. Very knowledgeable and have great levels of communication. Just not a fan of their platform, they use Buildium. It’s fine. Just not my preference. Hope that helps!

I'm curious about your current house hack situation. Did you buy a multifamily or did you buy a single family home and rent the rooms out? Depending on what it is, it will impact your DTI. And what mortgage did you use? FHA has specific requirements for second home purchases.
When my wife and I bought our first home back in 2018, we bought a SFR and ran into that DTI issue. So we sold and bought a multifamily and it was easier to scale that way. Not ideal because we wanted to grow and selling felt like a backwards move, but it was the best move for us at that time.

Hey @Amy Ngo! Happy to have you on BP. I think the Oregon Coast is a great spot depending on which town. Brookings is a great area but we had issues sourcing material for flips. We have great property management though. Bandon is pretty similar but higher demand with luxury clients that like to golf, etc. Lincoln City is a little easier and they are doing a lot of new builds nearby. I think it may help to hyperfocus your market because each Oregon Coast town varies in demand. Who is your target audience for flips? For BRRRR's? Who is looking to buy/rent and is there demand for it? Would love to chat more about it if you want!

Eugene has hyper localized pockets where deals are being made. Springfield, etc. It really depends. I advice that you hyperfocus on specific locations. Ashland is significantly different than Medford and they’re 10-20 miles apart. Eugene is different than Medford. Having local knowledge or boots on the ground will be very helpful.
