Hello! What does everyone pay for bookkeeping services? Our portfolio has reached 60 units and it has outgrew me! It’s a good problem, but also don’t want to overpay for the service.

Hello! We have 8 units in Canton and are under contract for a 20 unit in Massillon. It’s a solid market price wise. Just watch the area, it can change vastly within a few blocks. What exactly are you looking to do? We’re always looking to make connections.

When I BRRR, all spent before it's ready for service goes to the cost basis anyway. Keep it simple.

I will look into Stessa, as both of you recommended it, thank you! My husband and I partner on all the deals so we have more time between us to grow the real estate business. My expertise is accounting, payments and bookkeeping, while he builds fantastic relationships. At this time, I am able to handle the bookkeeping and it is kinda my "contribution" this this investment venture.

Wanted some opinions on what you use for accounting and/or property management software. There is so much out there! I’ve been using my own Excel spreads for the past few years. However, we are now up to 31 (!) units and I think I need to use a program to streamline everything a little better.
I did look into Quick Books but it is not real estate specific and I think it would be nice to have a real estate friendly database. I can also see that QB has a steep learning curve for at least the first few months. Any other programs others have had great experiences with? I’m looking to track for taxes, monthly p and l statements, and balance sheet. Property Management to collect rent, leases and etc would be an added bonus.

I am looking to owner finance my tenant in a single family, mediocre home in PA. My tenant has poor credit, shaky job history, and will never qualify at a bank. We have made good income on the property for the past 5 years and the tenant always pays on time. We are ready to sell the property and the tenant wants owner financing, which we are strongly considering. Any specific suggestions on writing and putting a contract into action? Anyone have experience in this realm?
Thank you @Michael Orlando! It has been a learning experience already. We have the issue of finding quality while cash flowing. There are opportunities in the rough part of town for the 1.5 to 2% rule, but once you move into better neighborhoods nothing can cover itself. Cuyahoga Falls is a really nice area. So you do not manage anything yourself?
@Preston Donahue and @Michael Wentzel where do you guys find deals?
We found this one through Zillow and working with an experienced agent in the area. Canton is unique because it has such a diverse class of opportunities. What area do each of you prefer?
