Do you have a time frame of when you're looking to utilize a 1031?  And although you said you're wanting to wait, have you looked for properties that cash flow better than what the condo is currently bringing in?

The locations sound great. I'm sure there are a ton of investor-friendly agents and mortgage brokers in the area if you're going to take the MLS route. Have you tried the network tab and looking for real estate agents there?
