South Shore shouldn't be so quickly dismissed, but we all have our own opinions and I'm happy to chat more about where/when I see there being growth there.  I cash flow fine and the area's in the path of progress which you can find out through some light research.  Since you're interested in cash flow, how good are 1~4 units in cash flow - especially in the long term?  I asked myself that question not long ago when thinking of how I wanted my investment future to look like.  I don't want to spend 20 years amassing a bunch of 1~4 units

Erik, do you think it's possible to purchase a commercial property with little to no money down, using 2 lenders?  I know self-funding via business credit is a thing, but mine's still building which is why I ask

He teaches great theoretics for seller financing, but over the last several months I've leaned more towards commercial buy/holds which numbers 1 ~ 3 talk about pretty heavily.
