If you are interested in appraisal, go to the commercial side.
The residential side is under pressure from all sides to eliminate or reduce appraisal requirements. Also the pay. They mostly just want cheap and fast.

Lately the commercial side is very slow, commercial appraisers say.
Something about a virus.

Do your research, it takes a long time working for low pay to get certified and get to making good money. Years. It's also a feast or famine business.

If you have the personality to do sales, you can possibly make a lot more money that way.
Source, I am a residential appraiser since 1992. It's a rocky road lately.

I used to be a people person, but people ruined that.

I'm surprised they used that giant concrete pump truck for a not so giant looking foundation.

Does the competition use formica, tile, or granite, or what?

For a rental you want to meet or slightly beat them.

For your home place, granite all the way.

If your stainless steel sink is stained by "bong juice", it is really the resin / tar/ black crud.

Clean that off with iso alcohol and elbow grease. It can be removed.

Legal MJ is not a problem. Alcohol is worse. An illegal grow may be an issue, as in that pic.

But nobody smokes 20 or 40 joints in a day (1-2 packs of cigs) unless they are Cheech and Chong. Which is why the smell and stains are not the same issue as with cigs. Not even close.

And vaping? I vape flavored nicotine juice it helped made it possible for me to quit cigs. It does not leave any residue, or smell to speak of. Worst case you might come in while I was vaping and wonder what is that slight sweet or lemon odor? The vapor dissipates pretty quick.

I was gonna say propane is easier to clean. There are no ashes, and we just pull put the racks and "flavorizer" bars that cover burners,  and the bottom grease tray, and throw then in the dishwasher. Once in a while I wipe grease from inside the unit while those are out.

Paid $200 almost 10 years ago and still works great, but we keep it covered when not in use. You can still but a decent one under $200. Only repair has been to the electronic igniter which was cheap and easy top replace.

I would not be "that guy" that kicks the old lady out.

That would not be consistent with human decency, imo.

Cost per SF is not a useful metric. It includes land, amenities, etc.
