I'd recommend vinyl plank flooring. I've been slowly installing it in all my rentals when the opportunity arises. Most of my units had carpeting in them and as soon as a tenant would leave, I'd see how trashed the carpet was & my mind was made. Vinyl plank is pretty easy to install and is damn near renter proof.

I personally love living in Bismarck & think it is a great place to live., but I’m probably a lil biased since i’ve lived here since I was 3. It does seem to me people are generally happy and friendly around here, there is no real traffic issues unless maybe a moose gets into town and causes some rubbernecking. 

As for the real estate, I feel the rental world is kinda tight to work in. I've got 3 properties that are cash flowing well, but I really haven't seen anything on the MLS that makes sense in months. Flipping is even more difficult in my opinion.

@Josh Daniels Welcome to BP!

I'd also advise not to try and find a rental out in western ND. Williston, Minot, and Dickinson are all pretty rough from what I've heard/seen. Bismarck is a possibility (more economic diversity) if you'd like to get a rental somewhat close to where you're working. I have a few here and have been able to make some decent cash flow. If you'd like to maybe look at a few around Bismarck, I am an agent and could show you a few if you'd like.

Man I can't wait to listen to this episode tomorrow during my car pool to work!

Keep the upper unit tenant. Even if he only plans to stay one or two more years. A good tenant is worth their weight in gold sometimes. If you keep the @sshole tenant below, She's just gonna be a pain to whomever you put in the upper unit as well, and maybe the new upper unit tenant won't be as accommodating. It's pretty much a no brainer to me if you can easily get the lower unit re-rented.

Maybe I'll play the "Do you know who I am!?!?" card. LOL

It's gonna be quite the switch going from a couple of W-2's to three rental properties and tons of deductions!
