I want to know how to or where to dispose of building materials after rehabbing a property.  Thanks for any suggestion!

@Gordon Vaughn, @Greg H., I really appreciate all the information you guys shared here. I am about to bid on one or 2 HUD homes so I will go over this info again to see if I can use anything from it before going forward. My first instinct was to ask the Realtor but wasn't sure how good his knowledge on the subject is.

Can anyone say what is their experience of the average amount of days it takes to SELL a property offered in a private Sale?  This is considering you having a list of cash buyers!

Hi Mark, you mentioned that you would go look at the property"tonight". This owner may have been nice to you over the phone so far but remember, he has no obligation to protect your interest, you do. Going to look at a house at night maybe deadly for your pocket (your finances).

Whenever you look at a house you should be looking for foundation issues. Sometimes its a small crack that was covered up with some cement. Or not covered up at all. But if you go at night, these small signs may miss your eye easily. Foundation issues will dramatically affect the price of a house and could be a nightmare for you to buy without knowing.

@Mack Lev, great advice you got from @Percy N., except some counties will bar you from bidding in the future if you win a bid but cannot close.  But definitely, if you haven't already done so, take some time to watch a few bids, go through the process without bidding if you will be penalized for bidding without buying if you win the bid.  

If the county in which you will bid offers online bidding, watch at least one bidding process.  I should also say, if you haven't done this part also, drive the properties to eyeball them first, take notes and  pics to evaluate after.  See how experience people are buying and learn from that.
