Checkout zipfinder on vestmap, slider bars by zip code for criteria you care about! 

I was in your boat 5 years ago, CA is great for a lot of things, but not rental property. Checkout growing affordable markets in the Midwest and southeast. VestMap.com has a lot of good resources. 

Checkout DISCERN reposts on Vestmap.com. They have crime and I find it far better than neighborhood scout. 

I pay for a lot of different subscriptions, including costar. I actually use the zip finder feature on vestmap.com a lot more and it’s more affordable than costar. 

As others have pointed out there is no magic location, but I narrow down by zip codes. 

Vestmap.com has exactly what you’re looking for. It’s paid, but it’s well worth it. I use my subscription daily to get granular locating insights. I even pay for costar and use vestmap.com more. 

Checkout the resources at Vestmap.com. Far superior to city data. Growing affordable pockets within many MSAs will work. Focus on submarkets not MSAs

I also invest in the Midwest. It’s hard to ignore the growth of Texas. I would like to get into the San Antonio market. The challenge I am having on the numbers are the very high property taxes. They are 3x what I am used to in the Midwest. Just another metric to be aware of besides price to rent ratios! 

Vestmap.com has a tool called zipfinder that does exactly this. You can filter by all zip codes in the US against your investing criteria. Paid, but well worth it. 

I just sold my condo in mammoth. Loved having a place there!
