I look at location first and property second. I use the DISCERN method to look at locations and do a yes no in 30 seconds. If I’ll buy the location, I look at the property.

How large is the lot? What is the exact zoning code from Zimas? The whole thing, RD1.5-1-XL for example

I find vestmap.com to be far superior to neighborhood scout, they also have ways to filter for B class areas.

It’s really hard to get started in CA with limited funds, I am a huge fan of going out of state to get going on RE investing.

 @Aaron P Englert - your story was my story 5 years ago. Now I own 70 rental units in the midwest while still developing and flipping in the LA area. I'm an agent in both CA and KS/MO. I'm a huge fan of investing out of state, changed my life.

Love it! Excited to hear where you pick. I personally picked the Kansas City market and am so happy I did. You can be successful in any MSA, just make sure you vet your specific locations within the MSA!

Costar has the data so if you know a broker with costar, you can have them look it up. It’s usually different for different unit types and different submarkets. It’s pretty standard to use 5% but it’s good to check. I don’t want to invest in areas or unit types much beyond 5% vacancy rate. Vacancy is a killer.
