@Tom S. Hi Tom.  Can you elaborate on what you've said "if you make over $100k, the deduction starts to get phased out, and phases out completely over $150k."  As far as I have understand, an investment rental property that the owner does not live in can take full depreciation which is usually about 3% per year for 27.5 years. Whose income are you saying is an issue?  The property's income? or the individual's income?  I doubt that you mean the individual since all of the syndicated deals that I have looked at are owned by individuals with incomes over $150k while depreciation is always calculated in the prospectus.  Also, can you include a link to a reputable online source for this $100k/$150k idea? We would all be grateful.

If the numbers have been verified, then grab it. Make sure to do your due diligence well, because it is strange for someone to let it sell this cheap today.

Hi Michael,

I have not done business with with either of the following companies, but I do know the owners of both which are nice guys in their private lives.  I can not vouch for either so do your homework if you decide to call them before hiring them.  Brandon Turner has a great article on interviewing and hiring Property Managers.    I live in Brooklyn, but don't invest in New York.

I am not sure whether the company services your area, but there is a company called Regal Kitchens in NY that has sponsored some BiggerPockets meetups. I have no connection to them and have not used them, but have heard that they have a good quality, well priced and fast reputation. You should be able to find them on bigger pockets

For the time that you are not in contract, you have to take the landlord's word.  When drawing up a contract, your attorney should make sure that there is something in there that will answer assure you beyond a doubt.  Look at leases, start and end dates, deposits and credit reports (and more?)

I am costing right now with Postcardmania.com

I haven't used them yet, but got the costs so far:
$275.00 to print 1,000 pieces (you don't need to mail all 1,000 and can save what you don't send)
$0.27 each to mail them.

Total: 0.55 to print and mail them combined.

They can also do the artwork for $99 and up, if you don't supply it.

I don't know if they will do only 100 cards, but it is worth a call
