 I purchased land at an auction in NYC. I thought that I knew enough to make money. I was so excited by the hype.

Once I owned it I realized how I knew almost nothing about land development. After finding out that the land was virtually unbuildable, I ended up desperately selling it back to the auction company. Ended up losing about $20,000.

wow- I didn’t think even a square foot in nyc could be unbuildable. Good to know.

@Dan D. I bet a lot of it is people waiting for appreciation. It’s an easy approach which requires little education and no patience IMHO.

Thank you for the response. I appreciate your answer. Just going to digest that. And the ethics are fine?   I thought I read some traffic about that but didn’t really understand when you could put yourself in an unethical or illegal situation as a broker and investor.

Hi! Should I get a real estate broker's license? I want to flip houses and may even go with franchise to do that.  By way of background I am a corporate refugee who has been laid off for the 3rd time since 2008 due to business restructuring or M&A. I've been out for over a year now despite looking daily 5-6 days a week. I will keep looking but it's time move away from the concept of career to the concept of making money.

Thank you. We made one investment that’s working out ok. About $150K in equity but only breaking even on cash flow.

Love your comment about education. I spent 20 years or so in corporate America so I am comfortable with the idea that you can’t know everything so you have get as educated as possible and move forward from there.

Yes investing for cash flow/ flipping makes the most sense I am guessing. Also thinking about property management to start if anyone has any thoughts. Not sure it fits our personalities but worth exploring.

@Frank Patalano Also I’m the breadwinner have have been out of a job for over a year now. But I am starting to wonder if now is the time to get busy flipping houses or getting some kind of income going through real estate.
