Thank you I will look into bigger pockets more. I have been a contractor in the area for quite some time but I recently got into real estate and became a realtor as well so I do still need to make connections In this field like I do in the contractor world.

I am looking to do my first deal, I have the down payment and the property picked out but I can’t find a lender. Does anyone have some to recommend?

I agree typically people looking to buy homes are looking more towards a 3 bedroom. There are some neighborhoods that have a lot of 2 bedroom. If you can find a 2 bedroom with the square footage to add a 3rd bedroom that would be a great find.

  I would definitely get a contractor involved so that you know how much your looking at spending. Once you know how much you will spend in the construction phase you can begin to add up other potential expenses that you will incur waiting for the property to cash flow.  What i would do is enter all potential costs into one of the bigger pockets deal calculators and see if it makes sense and then you could play with the price of the land and have somewhat of a better expectation of what you can offer on the land. In my experience the calculators work amazingly.
