Hey All! Im a realtor in Santa FE NM. I have been selling for 10yrs. Currently have 1 rental investment and want many  more.  I have always been interested in wholesaling flipping and alternative ways to invest and grow. I stumbled upon biggerpockets the other night doing some research on the Homevestors business model and how to do something like that for myself. I love this sight! Great knowledge here and I am learning lots about things that are not normally discussed in my real estate world.

The Condo that were in now is not under a different HOA as the unit I am interested in. I will have to look into getting in contact with that specific HOA. Now, if and when I decide to do a walk through and lets say it does need quite a bit of work, who do I bring in to do an estimate of repairs? Would I have to hire an appraiser, or a contractor? Excuse my lack of knowledge, I have never done a deal before. Hoping this could potentially be my first one!

You always want to have the home looked at by a qualified home inspector. If the HOA covers exterior maintenance then you can just get an interior inspection which should save you some money. I would negotiate a price, terms and have it under contract prior to this inspection so that you are not paying out of pocket for the inspection on a deal that is not actually yours yet. Always make the deal contingent on this inspection just in case something major comes up, If something does this allows you to go back to the seller and negotiate repairs or a discount to cover them. Also ask for HOA Certificate which will provide you the HOA's financials and current budget to make sure that they can handle the exterior maintenance among other operating costs .

I have dealt with them many times as a Realtor. Often you can get a good deal as long as you've done your due diligence and know what you are getting into with the property.  Some of my clients make good money buying at auctions and flipping.

You might try providing a list of comps that you feel are comparable and favorable to your property. Maybe he'll be respectful and try to use the ones provided as long as they work.
