Christy, excellent Post. you just solved my problem. I come across propertie's that have very large spreads after the repairs have been done.
I didnt have anyway to tie these properties down until now. I never bougthered to keep track of the "BAD" buyers because there were too many. I just tried to hit and miss to hopfully find one or two investors who I could trust. I am also a realtor. So I have lots of resources availible to me when it comes to finding property. Most sellers wont let me list their property so I cant tie it down with the usual Employment contract. Your form would be excellent. I was wondering if you would be so kind as to
e-mail me your forms. And if you were to ever need anything in Georgia. Just e-mail me and I will jump. Again excellent post.

As a realtor, I run across lots of properties with lots of value after repair. If your are interested in Atlanta I'd love to be on your team. I usuallly find pre-foreclosures, Bank foreclosures, Expired listings and sellers that are very motivated. Fsbo's, unless they are in foreclosure or some kind of trouble. I dont usually touch, The owners usually have the property so over priced, We would probable negotiate 12 contracts only to reach no agreement. I only seek properties in the up and comming area's were the equity is 80k+. And boy do I mean Plus. I'm not sure how long this will last. But, its been great so far.

Rule #1 No middle man.
especially Realtors. Unless! Again UNLESS! They can make them selfs usefull. And its obvious your realtor isn't, or you would'nt be asking for help. Your realtor isnt going to teach you anything because they dont want
you independent. Unfortunately, your getting in the business with no mortgage, real estate or appraisal experience. There are lots of events that come up every year for investors..keep your eye's and ears open.

is giving you valuable information to were you can do well in this business.

I am also a Realtor. I find property with lots of equity. I need serious buyer's who want to take advantage of these deals..I also find Land in good area's If you spot build and need land, Lets talk....
