What ever you do, get one general contractor (who can get subs if necessary) to do the work. It is a nightmare if you have more than one contractor. When choosing a lender, ask them the question about how many contractors you can get and if they say more than one, find a different lender. As you can tell, I had a client that had a horrible experience with 203k loan/lender that allowed them to get many different contractors for the repairs. 

Prices are currently too high in the Phoenix area for good cash flow return on turnkey rentals. You may want to check in areas listed in above posts.
