Take a look at RentEngine too - it's what we use in Miami. It's different (all-in-one leasing platform) where you only pay when it gets rented. They do remote-guided showings which seem to be much more effective than self showings. The platform experience and reporting is solid too

Have you considered self managing and using a service like RentGod to find a tenant?

Hey BP - We made full-service leasing for your rental property that costs just $500 (paid after a qualified tenant signs the lease).

The South Florida average is 30 days on market. On average we lease in 9 days. How? We answer prospect calls 24/7, give them attention during showings, and follow up multiple times and have a massive pool of active tenants.

Even if you do your own leasing or if you are an agent, I bet your time is worth more than answering calls and scheduling tours.

Threshold might be of interest to you:

We started this company to manage our own local investments since we couldn't find a PM that had our end goals in mind. I think it's been refreshing for all the owners we work with since our pricing is actually performance based. As a result when we help with transactions we're not incentivized to get you to buy anything just for the commission since we are "stuck" with your property long term and if it doesn't perform, we're stuck with disappointed customers.

Feel free to DM or email me at [email protected] if you want to chat (even just for advice - 100% noncommittal).  Happy to provide our honest thoughts on any deal even if we don't represent you in the sale or manage the property!
