HA!  I remember asking almost the same exact question on this site about 6 years ago when we bought our first investment.  

Its a weird place to be in.  you now have an asset and you gotta figure out what the best path for that asset to grow.  truth is that NO one on a forum will be able to give you the ultimate answer.     They might give you tips, Questions to consider, Principles, etc..   But all of these things you can get from podcasts and reading fourms 8 hours a day. 

In the end you have to go with your Gut.

You know your market, you know the numbers, you know the specifics of this deal.   Its all you.   

I remember when I came to this realization in scared the poop outa me... 

Once i got over it though I made the decision that made the most sence to me... 

And today we have over a dozen rentals.   Main thing to remember is that the first one is just that... Its The first one... keep going and have plans to do more soon!

As a small town monatana investor I have not factored it in at all. Bout %20 of my current tenants are malinials. The rest are all older than me.  Seems like millennials want a nice place to live just like the other generations.  Course I am not building massive apartment complexes targeting that generation either... 

I think that folks my age (milinials) will want to skip the small starter homes for their first purchase and go right to the 3 to 4 bed homes.  I would guess in the long run those houses will have better appreciation. 

Most important thing is to just buy and hold.... 10 years from now trends will change, and we will still be glad we bought now.

Ha! Me too!  I kept reading looking for the analogy of a “Dog” market...   but while we are on the topic... I think the odds of you running into one of those types of dogs is extremely low... Dogs who attack are not tolerated in community life. So the owners have to teather them well.   Other dogs just have a lot of bark and no bite.   

Not to be harsh, but I think you fear is mostly unfounded... but carry a side by side shotgun if it makes you feel better. Or a can of spray might make you look less threatening.

Lot of that depends on your goals and a big part depends on rent to value ratios in your area.  If houses you would live in cost 450k and rent for $2000 a month then I would rent in a heartbeat.   Cuz ya can’t buy a house and maintain it for that.   Where as if you can buy your dream home for 180k and ya know you wanna live there forever. Well then do it! 

Remember the goal of building wealth through realestate is so that you can live the life of your dreams! 

If your still young and willing to house hack. Than this will boost you WAY ahead in your investing timeline.  Wife and I did that when we were first married and it was epic!

Well, there are a lot of different ways to invest in realestate and good credit is not needed for all of them...  If I was you I might look to find some one who is willing to do owner finacing or contract for deed.  Something like that.   

I have never hear of credit effecting you insurance, but it will effect your intrest rate for sure.  

I would advise you to log onto a thing like “credit karma” and let them help you figure out how to improve your score. It’s free and very helpful.

@Tiffany Milan We started with little information.  Looking back I was prolly super naive about how the whole game works... however that was like 15 deals ago.  The only way to truly learn the game is by doing it. You can only learn so much from the outside.

If I was you I would listen to like 60 podcast episodes and read 2 books and do it in less than a months time... become addicted... then buy you first rental as SOON as you find that deal that the numbers make sense.

That’s interesting you do no direct mail marketing.  Can you elaborate on the SMS Marketing? What exactly are you doing? Mass texting?
