Man your question takes me back to right after I got my first place! (That happend to be a duplex as well) I was so hungry for growth I wanted every penne working as hard as possible!

Almost 30 deals later I have realized that cash reserves do an epic job at what they do best... Provide insurance.

Looking back I now realize that spending metal capital to try and find a few more dollars to max out my return by getting 1 or 2% on my savings is just a distraction from getting a 1000% rate of return in real estate.

So with that said. Keep your hunger for growth alive but don't get distracted on the small things.

Most of all have fun along the way!

I had a deal like that come up last year. However I chose to not buy it just because of the "20 min" drive. That's to far in my opinion after taking to other owner/operators of the small self serve places.

I just did a cash out refi, 115k 4.5%. Best I could get looking at 3 underwriters.

Thanks for your honesty in this area. I'm in a similar boat as you. I have matched my W-2 income this summer from our net rental income. (Yahhoo!) It was an 7 year journey for us too!

But... I am struggling at work to stay passionate about what I do. I always told myself I would quit work the day I lost interest but I have 4 kids and it's feels difficult to lose the growth we have had to get to this point.

I keep feeling like next year might be worse than this year from a macro economy perspective. Should I wait 1 more year... Or will I always say... "Next year I'll quit"

We started with a house hack duplex bout 8 years ago. Paid it off in 3 years due to house flipping a house. Now we have 14 rentals and and loving the cash flow. We have house hacked 4 times before "settling down" in a longer term home to raise our kids.

I'm not in your market but here In Montana covid has made our market even stronger it feels like. I just rented a house and had 12 applicants in 3 days. I currently have 14 houses and wish I had 14 more.

I will say I'm glad I'm not in urban centers with bad tennats though. Seems like the laws they are writing are crazy silly.

Honestly... 0f our 13 houses we rent. I expect 12 of them to come in without much issue. Rural Montana seems to be doing ok. Our major employers here are all essntal biz. And lots of people are continuing work as normal.
