I have this image in my mind of ancient Rome and some dude knows a friend who needs to sell a feild fast... Boom he's a wholesaler!

Man you getting it! It always gets me all happy inside when I think of all the awesome ways to max benifit out of a buy and hold rental property!

1. Rental income= we usually go for about $250 a month after all expenses on a 75k property.

2. Principle paydown= usually only sends up being $100 a month for us per property but it's still cool!

3. Appreciation!!!=. Our initial rehab usually pushes our value up to 140-160 range. And then it goes up from there (hopefully)

4. Tax andvantages= depreciation...

It's so cool Just typing it out again!!!!

From all that I heard you say so far, ide just be happy she is willing to work for you. A good agent is worth her salt in my opinion!

As far as her sending someone else to show you the place that seems like no problem to me. As long as you get to see it.

At the end of the day remember that no agent is gonna make the right buying decision for you. You have to know why the place is right for your goals.

Way to take some action! I have bought a few handfuls of properties from people off market and I usually just Google a buy sell for our state. It has worked well for me.

As far as cold calling goes just be honest with people, listen to them, and figure out how to fix THEIR problem.

Hey sir! I started with a duplex that I later added another unit to the property. It was the best decision we ever made.

As others have said we don’t have good information to tell you weather renting or moving is a good idea. However if your as lucky as I am your wife is your most valuable asset you have so don’t take @Account Closed advise...

I like to start convincing some one to at the dream phase.  Talk about how cool it would be to have financial security: a nice paid for car, a house of your dreams all paid for, great income coming in to cover all of our expenses and more so we can travel and give like crazy to causes that are bigger than us!  
Then I like to ask... what’s the most proven route for people to achieve this? REAL-ESTATE INVESTING. 
then ask something like... Hey could we spend the next 6 months just looking into this? I’ll set up some dinners with local investors to hear how that couple did it and see how their life is? And would ya be willing to listen to a podcast once a week with me? (Pick the one she would most connect with!!!)

I don't know what tennant demand is in your area. But I would let her know that rent will be increasing soon and if she needs to find another place then I will give her a good reference while our relationship is still intact.

One thing I've found is that their is always another Good tennant out there. Don't be afraid to move forward.

Be kind and firm. Be friendly but not friends.

No science behind that statement.  Just my hunch that over the next 20 years we will see growth in the “rust belt” again. Building new properties is gonna get more and more difficult as we see regulations increase.  As a result people will look for cheap existing housing.  Toledo has lots of it.  Of course I mean Toledo area not downtown Toledo... My hope is to start buying there in 2021.

Well goodness! Kinda feels like your asking us to do all the work for ya! Lol!

If I was gonna set up an out of state company I would do Toledo Ohio. I think it's got a good possibility of growth in coming years as well as some good cash flow if you buy right.

I also have family in the area that just expressed interest in real estate so that's helpful too.

As far as a team, You should pick a market first the then just use the internet as much as possible to figure things out. Loads of info on here.
