I have to make some decisions on flooring. While I am not ready to put it in yet, I need to decide what I approach to take. I am strongly considering epoxy on concrete. It may be a bit cheaper than the tile, but it should be durable over the long term.

Does anyone know how to make the photo face the correct direction?
Insulation is being installed. The city will need to inspect when it is completed. I do not recommend doing it yourself. It was
Cheaper to have it installed than to buy the materials at LOWES or DEPOT and put it myself.


If you tilt your head just right you can see that is the ceiling!

AC ducts and fire alarms cannot be within 3 feet of each other. That will not become a junction box and not a smoke detector.

We are headding down the final path.
AC Ducts are complete
We have passed the framing inspection. The insulation is going in tomorrow. Mark Fries is doing the drywall on Saturday.

Electric is in
Plumbing is in
Needed an engineer review the A/C. Since it is technically not a replacement, but a new install because of the addition.
Steps remaining:
1. Ducts for AC
2. Insulation and fire caulk at all penetrations through the celing into the attic. Electric, plumbing etc. Framing inspection
3. Drywall
4. paint
5. Interior doors replace front door
6. Kitchen
7. Electric and plumbing trim
8. Floor
9. rent
10. Finish A/C insrtall appliances
Once the systems are finished the cosmetic will go quickly.

I assume this is an MLS deal. Have your agent let them know that this is now a known latent defect and will have to be disclosed to any buyer going forward. Not disclosing that information to the next buyer is tantamount to fraud. They will be dealing with it now or with the next buyer and who knows how long that could take?

Having a great day! All rainbows and unicorns...
Went by to check the house. Framers working, electrican running wire. All good.
5:15 pm est. Electrican calls and says, "were the framers supposed to cover the window in the laundry room? Everyone just left including me." He went on to tell me that as he runs wire the building will need to be secure.
I called the GC and told him. He is going to raise hell with them! That is good to know, but will you be fixing the open window tonight. He told me, no, I can not get anyone out there tonight.
The scramble to find someone to fix it. My painter lives in the neighborhood and agreed to fix it for me.
I have found competent fairly price contractors. Sadly, it is almost impossible to find anyone who actually cares.

The real questions for me is where is it located and the condition? What zip code?
If you were do hold a 30 year note the P&I would drop to $1229. A swing of $500 a month.
Rent multiplier is over 1%a month and it will take very little cash to get in.

The reality is the only true valuation of a property is what someone is willing to pay. All the spreadsheets in the world will not change that. With that said what is the market doing? What has sold recently in this area? In Jacksonville properties on the MLS sell for 95% of asking. The larger wholesalers I know will not negotiate. The market is hot.
Sellers are not interested in what buyers stand to make or cost to rehab. They are only concerned with what they are getting.
