Wow, that’s an impressive number. I’d like to see how that all goes. You should come to the BiggerPockets meetup we’re having at Barleys in the old city Nov 30th at 630 pm, it would be cool to have a guy that does Airbnb there to tell us how that game goes. Hope you can make it.

Dennis, I have been interested in doing wholesale myself but don’t really have the time right now to dedicate to make it successful. I did find some good info on YouTube, as always, and BP forums are great too. Of course networking is vital for creating those lists, I hope you can make it to the meetup!

I love your outlook, totally on point with how investors need to view the market. I guess in my opinion, there are varying degrees of war zones in Knoxville. If you’re talking absolute war zones, I’m thinking east Knoxville, south of magnolia, from downtown then west to Holston hills. North of magnolia, west of cherry st, or park ridge colloquially, is where I, and my family, have made good money and gentrification is strong right now. Anecdotallly, I’ve heard south Knoxville, vestal area, is coming on strong lately. Recently, I came close to closing an 8 unit right on magnolia but couldn’t quite make the numbers work out. It would have made a nice addition to the portfolio. In my humble opinion, it takes longer to secure the tenant when you’re screening properly in these neighborhoods but definitely worth it, if only for the diversification (section 8/ KCDC).

We’re doing a BP meetup Nov 30th at Barleys in the old city at 6:30 pm. If you’re new to investing you should come. Networking is a very important part. 

I am a firm believer in lower leverage. I feel like it makes for a safer investment. I would take the 10k in equity over cash but it depends a lot on what your plans are and how aggressive you want to be.

I’m my opinion, it would be better to go straight to the sellers agent to make the offer. They are bound by law to take any and all offer to the seller. I wouldn’t listen to nay sayers about making low offers, you’re not going to get a deal unless you make offers. 

On another note, you should come to the bigger pockets meet up I’m hosting Nov. 30th at Barleys here in Knoxville. Hope to see you there.

Hey Zachary, we’re going to have the meet up Nov 30th at 6:30 pm so hopefully it will give everyone enough time to plan and clear a spot on their schedules. Also, hopefully it will give me enough time to convince all of my investor friends to show up. Ha
