If the whole house is like that, that will be a lot of large dumptsers! Looks like it will be a really nice house when your done.

When we go out on a pre foreclosure we are generally instructed to change only 1 lock if property has been abandoned. Only after the bank has fully foreclosed is the property secured against any unwanted entry. If the contractor hired to do the job is not aware of this they might unknowingly change all locks. There should have been a posting put on a window or door for Notice of vacancy and what company is maintaining the property. Those are usually a 8 x 11" A vacancy notice could be a lot smaller piece of paper, 4"x 8". Those allow time for the owner to report to the bank that the property is still occupied. A lot depends on the state and it's laws as to the timing for notices.

@Grant Kemp Thank You for inspiring me with your post and giving me some direction on finance. I feel alive again! Getting some great feed back on the financing, now it's just a matter of time.

Sorry it doesn't look like my @Bill Gulley showed up tagged right. So thanks to both of you. I posted my appreciation on this thread to each of you individually, but want both of you to be aware of the sincere thanks. You can help so many of us, so please keep up the responses.

@Sam B. Thanks for the in depth, lengthy advise on posting my wholesale deal. After reading your comment I see where it is better to list all the possible information and let a potential buyer know why I think it is such a good deal.

@J.scott for starting the challenge of the week. Great help with motivating "to do" and quit trying to learn everything first. Action is what it took and I am sure I will make mistakes, but I will learn along the road

@Bill Gulley Thanks for the advise and helpful push. I have been amazed at your broad spectrum of knowledge also. It definitely gained my respect and wishes to learn from you. I will always remember the post that we were in a discussion, and we were talking about a commercial building and a buy/sale of a ongoing manufacturing company along with the real estate it may own. You brought up about bad inventory and specifics about PVC or other plastics, the colorants and their lack of value due to specific product manufacturing. Love reading your reply's on the posts I read. You have a lot of knowledge to give and help all of us with.

@Brandon Turner Thank You, for making BP possible. To be able to meet people we never would have, without you guys, and your idea of this site where we can ask questions and get answers. To learn from people with the experience, that we will achieve in time.

@Joshua Dorkin a big thanks for making this community for all of us to interact, and be able to ask questions about things we don't know or are unsure of. Allowing us to meet people that have succeeded in RE, that we would never have been able to with out BP

Awesome post. Near the end of last week I was getting a little down. I started asking some questions on BP today and now reading your post. It really helps me know I just need to push onward and keep doing everything I can. Most of all, ask questions, learn and apply.
