If you can get that resale and 1031X into a better cash flowing asset this is a NO BRAINER. The hard part is the exchange but start networking and you'll find a deal in due time!

Overall I think the deal looks good and if the area of Dorchester is correct in where the resales are (Dot is particularly sensitive street by street), you should be able to achieve these returns. They've provided much more data than other smaller development companies provide in this area and sounds like they're welcoming newbie investors which is rarer (typically only accepting Accredited Investors). If your numbers are sounds and gut check is correct then I would proceed.

Post the details here and we can take a look for you. If it is a true syndication, are they accredited? SEC filing? That's first and foremost in the due diligence (understanding their firm and past performance). The second would be analyzing the deal. Both very important and you need to pay close attention to them.

Work and shadow for a team while you're unable to generate the leads yourself. Sure you have a less competitive split but it will allow you to gain experience and create additional income for when you're ready to execute. That mentorship and guidance will be invaluable in the long run.

Pros: High appreciation and strong tenant demand/class 

Cons: Cost of entry and highly competitive market 

That said, you're going to experience this in most large city markets so if you're in the SS and want to focus on an area that is more palatable and easier for your househacking strategy, you can think about FR/NB area where there's more inventory and affordable to start with.

I dont think that you should limit yourself to only off markets as there's plenty of opportunity on market. Its about expanding your search and looking to secure something that makes sense for you. The allure of off market sounds sexy but those deals are not so easy to come by!

As long as you dont have additional guests, that amount of space is fine if the home is very centrally located.

If they are separately metered then you're ok to leave it in their name and have them pay independently. What I do is that I have a backup account so if the unit become vacant then it reverts back to me so that there is no interruption in service.

You are correct to proceed in my opinion and clearly have a strong understanding of the Boston market so go with your tried and true method. Go with your gut!
