Have you tried nationwide lenders such as Bank of America or Guaranteed Rate? They should be able to operate no matter where you invest in.

There's quite a bit more that you'd need to uncover about yourself before answering that question in my opinion as it depends on your risk tolerance of investing in an area you dont entirely know for higher yield v investing more locally with a trusted team and resources. I would interview people who have executed in different ways and find the right match for you!

We have 5 in the tri- state Northeast area and are still experiencing very good occupancy as last year. There's been some last minute cancellations due to storms but they're able to re-book at a later date.

You can expect that it should be assessed around 75% of sale price roughly 12-18m after you close. There's some owner occupied incentives also for you if you live there which helps with the cost.

I'm not sure why understanding your own value as an agent you wont hire someone who's free to you? But nonetheless, you can get an attorney to represent you and go unrepresented in the transaction. You have the authority to do that as a consumer.

Almost all lenders (private or regular) will require a 21E as the likelihood of your property having some sort of contamination with the laundry service is very high and the remediation cost can blow up the asset. They're just about risk management.

You have to check if the loan is assumable and then secondly you can take an equity line out after you purchase to give her those funds if you do not have that in cash at this time. A real estate attorney would be your best bet. It is important to note that you should have her 'gift' part of this equity to you to minimize the tax loan on her end.

You can probably just use the BRRR or Buy and Hold cal and use the renovation cost in there to give you the proper yield for the renovations.

In in the Boston market and want to cash flow positive with a 75% LTV cash out with reserves, I've been able to achieve that reasonably over and over in the past 5 years.
