That's a great price, you can definitely play with a live in flip here (maybe FHA 203k?) and sell after a shorter period of time. If you live there for two years you can take free tax gains on the sale which is a huge plus!

Not in Boston proper, you have to go outside city lines or do an FHA 203k loan for rehab to be successful closer to the city.

Thank you for your service and the sacrifice you’ve made for this country. 

I echo my peers here when I say utilizing your VA loan is the best option for you as it does not have PMI and you don't have any $ down which is huge. This allows you to scale and grow that other people cannot compete with.

Definitely need to consider breed and size restrictions as your insurance company would not uphold their policy if you don not comply by those terms. In general it’s definitely more wear and tear for the units if there’s a pet there as you effectively have a tenant that is there 24/7 as opposed to the human tenants that leave during the day.

Private lenders would allow you to do this but not traditional banks as they want you to have skin in the game with your equity down payment.

Totally depends on market-market and is deal sensitive, those instances definitely do happen but it occurs less when there's an active agent on both sides conveying value and why the final price ended up where it did.

You can check each municipality of the min days for STR - many area actually 28 days so that might answer your 30 day question. It's not a standard rule across the board but really relies on local jurisdiction. When you do room/room and post it on sites such as Airbnb they will take care of those taxes on your behalf already so the guests pay it before they rent the space.

Generally condos are less appealing of an investment because of the regulations and HOA fees but if that allows you to enter the market at a low price point that would be appealing. A way to overcome the obstacle of buying a "bubbly" asset is to inject value add such as renovations or adding bedrooms and/or exercising a more profitable rental strategy such as MTR for your units.
