Welcome back! I like the metro west area (in between 95 and 495 corridor) for best purchase/rent value as well as a smaller belt south of Quincy and stopping before Brockton for good value. For a good appreciating market, Lowell adjacent has been very consistently strong but there's a lot of eyes on those zip codes.

Meetup.com or local FB pages usually would be the best platforms where people post events.

You'll need to account for 25% down payment for these as you'll have to go commercial because of the amount of doors which lands you at $400k with reserves and closing costs, you'll likely end up closer to $500k liquidity to execute this plan.

Looks like you're suffering from analysis paralysis there. While your reasons are completely legitimate, others have overcome that before. If you're looking to get invested in the space in a physical way, you would benefit from attending local meet ups to find some regional investors that would help to shadow/mentor you.

I don't see anything too out of the box with Dorchester units v other Boston sub markets. The thing you'll have to know more intimately are the street and small nuances in the areas for renters but apart from that, you'll be able to use your sound real estate judgement in evaluating opportunities.

I do this Buy/Refi with almost every property I own - it allow me to scale and my peers have really hit it on its head. Its the return on equity metric that I care about. All of my $ out to scale and grow the portfolio. Inherently when you're doing that the debt increases so your cash flow decreases but you're adding more assets and taking all of your initial equity out to scale. Rinse and repeat.

There must be some logistical reasons for that cost, maybe length of the line and condition of the ground (ledge, rocks, etc) but that does not seem cost beneficial to execute unfortunately. I think a fair compromise is to do propane if you feel strongly about conversion with the property.
